Coldwell Banker Previews International Property Specialist James W. Bates received a welcomed Christmas present this year — his second $13 million-plus sale in just two months. Bates closed on 425 Gulf Shore Blvd. N. on Dec. 26, which sold for $13.5 million — the second highest sales price for an Old Naples home in 2012, according to the Multiple Listing Service (MLS). Bates was also the listing agent for the most expensive property this year in Old Naples, Casita de la Playa, which closed on Nov. 9 for $16 million.
The historic Casita de la Playa estate, with 7,400 square feet, is an Addison Mizner Mediterranean-style estate built in 1926. The property boasts a 75-foot heated pool with mosaic tile set in a dramatic wave pattern, and a one-bedroom guest cottage, all set on 1.4 meticulously groomed tropical acres with 160 feet of beachfront on the Gulf of Mexico. This estate sold Nov. 9 for $16 million, the highest price paid for an Old Naples beachfront property since 1999.
The estate at 425 Gulf Shore Blvd. N. is situated directly on the Gulf of Mexico with 170 feet of beach frontage, and encompasses 1.39 acres of tropically manicured grounds. This gulf-front estate boasts more than 9,000 square feet with five bedrooms, 5.5 bathrooms, and a two-story living room with floor-to-ceiling windows offering a panoramic view of the beach and ocean.
